What are your fees?
Our fee varies depending on the size and type of your property. Do not hesitate to contact us to get a quote.
What is included with your fee?

The following are all included with our management fee:

  • Marketing your property to prospective tenants
  • Application processing
  • Lease preparation and e-signing
  • Fielding tenant inquiries and maintenance requests
  • Coordinating move in/outs between new and old tenants
  • Annual property inspections
  • Rent collection
  • Accounting/bookeeping

The following would be billed outside of our management fee:

  • Labor and supplies required for property repairs
  • Eviction coordination
  • Preparation of documents required for sale of Condominium (6d certificate, Condo budget, etc.)
  • Routine property maintenance (Landscaping, snow removal, etc.)
As an owner, do I need to be involved with my tenants if I hire JPPM?

Absolutely not! That is precisely why you’ve hired us. We will take great care of your property and your tenants, and handle the day to maintenance of your property.

If my tenants notify me of a maintenance issue, what should I do?
If you do hear from your tenants directly, please send it over to your assigned Property Manager who will handle it directly or seek your advice should it be a larger issue. Tenants are strongly encouraged to submit maintenance requests through our Resident Portal as that is the fastest way to get it resolved.
How much does it cost to send the JPPM maintenance team out to my property?
During standard business hours, (9:00AM – 5:00PM) the rate is $60 per hour. If it is an emergency call that falls outside of those hours/on the weekend, the rate is $107.50 per hour. If specialized 3rd party vendors are required, they bill at their hourly rate.
How soon can your company start managing my property?
We typically need a minimum of two to three weeks to process paperwork, learn more about you and your property, and ensure it is the right fit for all parties. But, we are here to help and if it is necessary to move more expeditiously, we can.
Can you send me all maintenance requests from my tenants to me before you proceed with them?
In general, owners can have a threshold price to be notified of work. For example, anything over $500 would be submitted to the owner for review. However, anything below that we would resolve directly.
